Our design for 144 units of housing on Sydney’s waterfront offers a dramatically different quality to the existing neighborhoods. The three residential buildings come right to the water’s edge to define a street-fronted public promenade with a real urban density. Along this promenade are a variety of public amenities, including a boat landing, shops and cafes, and an urban park leading up to a picturesque terrace where several of Pyrmont’s historic industrial structures are located. The 220,000 sf towers cluster around two courts, one centered on a fountain, and the other offering a narrow stepped garden from the street down to the waterfront promenade. A generous landscape and use of site-responsive topography conceals evidence of the underground garage. Regatta Wharf has been shaped according to the prime directive of Sydney housing development: capture the view. We sought to heighten the experience of living at the water’s edge in Sydney’s mild climate by providing each unit in the complex with not just a balcony, but a generous veranda—a real outdoor room. The verandas are a highrise interpretation of the classic Australian porch, complete with power and gas for the barbeque. The verandas are stacked at corners or wrap around living rooms, providing a strong expression of the place where inside and outside meet in multi-story residences. Local sandstone on the buildings’ base forms an edge to the promenade, and an undulating roofline helps enrich the silhouette and add to the residential character of the units.
