Tango Apartments at Bo01 Housing Exhibition

Created as a part of the 2001 Bo-01 European Housing Exhibition, the Tango Apartments include 27 rental housing units, unprecedented in their successful synthesis of density and sustainability. The exterior relates to the surrounding urban fabric with its simple yet sophisticated elevations. On the interior, the vibrantly colored individual building masses turn slightly as they step around the courtyard in a dance-like movement that inspired the project’s name.

Each residence, with its unique floor plan, allows a view of the central landscaped garden through generously glazed towers. The living room of each unit occupies part of this tower, “borrowing” space from the garden to make the units feel more spacious. Bridges link the residential cores to the courtyard, passing above an expanse of marshy land that reflects the flora of the nearby sound.

Built early in the global environmental sustainability movement, the building offers an array of state-of-the-art sustainability and information technology features. Each unit is fitted with a specially designed “intelligent wall” – a dividing wood panel that houses several functional attributes in a modular design that allows for various plan layouts. This wall is connected to Tango’s custom technology network, which monitors the details of power and energy.

The Waverly at Ocean Avenue South

The Waverly at Ocean Avenue South is located within the first major residential development built on famed Ocean Avenue in more than two decades. This 65-unit luxury condominium building offers breathtaking views of the Pacific Ocean, the Santa Monica Mountains. The community is located in walking distance to the Pacific Ocean, world-class restaurants, urban plazas and gardens.

Building amenities include a resident-only fifth floor skybridge lounge with gourmet kitchen and fireplaces adjacent to an outdoor viewing deck with barbecue grills. Additional amenities include a fully equipped fitness center, pet spa and attended lobby with concierge. Each home features two side-by-side parking spaces and personal storage space. Northern portion of property is flanked by Tongva Park, a six-acre park. The building also features approximately 8,500 square feet of retail space on the ground level, inclusive of restaurants, inviting the entire Santa Monica community to connect with the development.

The building is LEED Silver Certified.

Community Corp 2802 Pico Housing

The 2802 Pico Housing project brings affordable housing to a mixed commercial and residential zone near the Santa Monica College campus, just 2.5 miles from the beach. The residences are situated above active retail and community space, with all components organized around an engaging courtyard. Striving to contribute to the life of its residents, neighbors and the City, by providing a pedestrian-friendly urban façade, the building also enlivens the high profile corner of Pico and 28th Street.

The building is configured as an ensemble of stepped volumes ranging from two to four floors. A break in the urban façade on the north provides pedestrian access and engages the interior courtyard with the street life along Pico Boulevard. On the 28th Street façade, a two-story volume accommodating a community room helps to break down the mass of the building and allows the ocean breeze to create naturally ventilated spaces. The courtyard optimizes social interaction and incorporates a playful array of bridges, walkways and stairs. Aligned with the entrance from Pico Boulevard, a social hub is created at the heart of the courtyard surrounded by the community room, laundry, main stairs and elevator that surround a children’s play area.
